According to the latest market assessment by global real estate services firm JLL, Bangkok’s hotel industry recorded moderate growth during the first quarter of 2026 with the completion of two new hospitality projects. The city welcomed the opening of the 86-key Shama Sukhumvit 101 Bangkok serviced apartment development in Upper Sukhumvit and the 405-key Grand Nikko Bangkok Sathorn.
Together, these additions contributed fresh capacity to a market that continues to attract both domestic and international investors. This Bangkok Hotel News report notes that Bangkok’s accommodation landscape remains heavily concentrated in the upscale and midscale categories, which account for 37% and 36% of total room inventory respectively.
Stable Performance Despite Seasonal Slowdown
Despite entering the period following the traditional tourism high season, Bangkok’s hotel sector demonstrated resilience during the first quarter. Revenue per available room (RevPAR), a key industry performance indicator, remained broadly stable compared with the same period last year.
Industry analysts observed that stronger occupancy levels helped compensate for softer average daily room rates. The decline in room pricing became more evident during March as visitor demand eased after the peak travel months. Nevertheless, healthy occupancy figures ensured that overall operating performance remained largely unchanged, highlighting the market’s ability to maintain balance even during seasonal fluctuations.
Investment Interest Remains Strong
Hotel investment activity was more selective during the quarter, although investor appetite for quality assets remained evident. JLL recorded one notable transaction involving the acquisition of long-term leasehold rights to Aura Best Beach Samui.
The new owners are reportedly planning a significant renovation and repositioning strategy aimed at transforming the property into an upscale boutique hotel. Such investments reflect a broader trend of asset enhancement and value creation within Thailand’s hospitality sector, particularly in popular tourism destinations where demand for premium experiences continues to grow.
Positive Outlook for Thailand’s Hospitality Industry
Looking ahead, market sentiment towards Thailand’s hotel industry remains optimistic. JLL expects the country’s well-established tourism infrastructure, strong international reputation, and continued visitor arrivals to support sustained investor confidence throughout the remainder of the year.
The consultancy forecasts hotel investment volumes in Thailand to remain broadly in line with the country’s 10-year average, reaching approximately USD450 million during 2026. Combined with the addition of thousands of new rooms across Bangkok, the outlook suggests that developers and investors remain confident in the long-term growth potential of Thailand’s tourism and hospitality sectors. While competition among operators is expected to intensify as new supply enters the market, continued demand from both leisure and business travellers should help sustain market stability and create opportunities for further expansion across the industry.
