Developed through cooperation between Nantawan Co., Ltd., better known as Thai Obayashi, and Saha Patana Inter-Holding Public Company Limited, the development occupies approximately six rai at the entrance to Soi Mahadlek Luang 3 on Ratchadamri Road. Directly connected to BTS Ratchadamri station, this Bangkok Hotel News report highlights a project designed to bring hotel, office, retail, and lifestyle functions together in one high-profile city-center destination.
Seibu Prince Takes the Upper Floors
The Seibu Prince hotel will occupy floors 26 through 36, giving guests elevated views across central Bangkok. Its main lobby will be located on the 27th floor, establishing the high-rise character of the property from the moment guests arrive.
Planned facilities include an infinity pool on the upper levels, specialized Japanese restaurants with private dining rooms, a club lounge, spa facilities, and flexible meeting spaces. These features are expected to position the hotel for both leisure travelers and corporate guests using the adjoining Grade A offices.

The hotel’s “Garden in the Sky” concept is intended to connect the property visually with Ratchadamri’s established greenery, incorporating landscaped elements and nature into the high-rise environment.
Hotel and Offices Designed to Work Together
O-MESH Ratchadamri will have approximately 117,000 square meters of gross floor area and rise around 177 meters. In addition to the hotel, it will contain offices, retail space, and parking for approximately 900 vehicles.
The development is being planned around the principle of “Hotel supports Office / Office supports Hotel,” allowing hotel services, meeting facilities, dining, and hospitality functions to complement the commercial component.

Japanese Hospitality Meets Sustainable Design
Thai Obayashi is incorporating smart building technology, indoor air-quality management, PM2.5 controls, and fresh-air systems into O-MESH. LEED and WELL principles are also being integrated from the development stage, while the broader architectural approach seeks to retain the green character associated with Ratchadamri.
Construction will employ Left-Right-Vertical technology alongside steel framing and reinforced concrete structures, with prefabrication intended to improve quality control while reducing on-site waste, dust, noise, and labor requirements.
The arrival of a 203-room Seibu Prince property adds another internationally operated hotel to Bangkok’s increasingly competitive luxury hospitality landscape. More importantly, its combination of Japanese service, elevated dining, wellness facilities, greenery, direct BTS connectivity, and integration with premium offices could give the hotel a distinctive position when O-MESH Ratchadamri welcomes its first guests in December 2029.
