Bangkok’s competitive hospitality market is preparing to welcome another international hotel as the 180-room Holiday Inn Express & Suites Bangkok Sukhumvit Asoke moves toward its anticipated opening in early 2027. Located on Sukhumvit Soi 23, the property promises contemporary accommodations, extended-stay facilities, and convenient access to one of the capital’s busiest commercial and entertainment districts.

Originally scheduled to welcome guests in early 2025, the development has experienced a substantial shift in its opening timeline. Reservations have reportedly begun appearing for stays from March 2027, although the final opening date remains subject to confirmation. As this Bangkok Hotel News report highlights, the project represents an important collaboration between IHG Hotels & Resorts and Thai property developer A.P.K Real Estate Co., Ltd., bringing an established international hospitality brand into a converted residential development.
Residential Tower Transformed into International Hotel
The hotel occupies the former BelAir Mansion, a vacant, newly constructed high-rise residential condominium being transformed into a modern hospitality property. Rather than developing an entirely new building, the conversion utilizes an existing structure in a highly desirable Bangkok neighborhood.
The project marks A.P.K Real Estate’s first venture into hospitality following more than three decades of experience in Thailand’s residential property sector.
Announced in July 2023, the partnership with IHG was initially expected to deliver the hotel within approximately two years. However, the revised 2027 opening window suggests a considerably longer development period than originally anticipated.
For IHG, the property strengthens its Holiday Inn Express & Suites presence in Thailand while introducing additional accommodation choices within Bangkok’s established Sukhumvit hotel corridor.
180 Rooms Designed for Different Travelers
One distinguishing feature of the development is its combination of conventional hotel rooms and spacious suites designed for longer visits.
Approximately 15% of the 180-room inventory, equivalent to around 27 units, will comprise one-bedroom suites featuring private kitchenettes. These accommodations target extended-stay visitors, families, and business travelers seeking additional flexibility.
The remaining approximately 153 rooms will offer contemporary layouts with queen-size or twin beds.
Planned guestroom amenities include comfortable bedding, pillow selections, high-speed Wi-Fi, work desks, Smart TVs, and modern bathrooms featuring power showers.

The suites could prove particularly attractive to visitors spending several weeks in Bangkok, providing practical facilities without requiring guests to book traditional serviced apartments.
Swimming Pool, Fitness Center and Everyday Conveniences
Despite its positioning within the value-oriented Holiday Inn Express portfolio, the property is expected to offer facilities beyond basic overnight accommodations.
Guests can anticipate a swimming pool, fitness center, lounge and bar, meeting room, and self-service laundry facilities.
Complimentary Express Start Breakfast will provide additional convenience for travelers beginning busy sightseeing schedules or business appointments.
An on-site restaurant and parking facilities are also listed among the property’s amenities, although guests should verify specific services before arrival.
Together, these features position the hotel to appeal to short-stay tourists, corporate visitors, and travelers requiring comfortable accommodations for longer periods.
Prime Sukhumvit Location Offers Excellent Connectivity
Location will be one of the hotel’s strongest selling points.
Situated on Sukhumvit Soi 23, the property is approximately 500 meters from Asok BTS Skytrain station and Sukhumvit MRT station, allowing guests to navigate Bangkok without depending entirely on taxis.
Terminal 21 shopping mall is within walking distance, while the wider Sukhumvit corridor provides access to restaurants, nightlife, offices, and retail destinations.
Visitors can also reach the EM District shopping area, including Emporium and EmQuartier, through convenient public transportation connections.
Both Suvarnabhumi International Airport and Don Mueang International Airport are approximately 25 kilometers away, although journey times will depend heavily on traffic conditions.
A Strategic Addition to Bangkok’s Hotel Market
The upcoming opening reflects continued investor interest in Bangkok’s hospitality sector, particularly properties combining international branding with practical facilities and accessible locations.
For A.P.K Real Estate, converting BelAir Mansion creates an opportunity to reposition a residential asset within the tourism economy.
For IHG, the development broadens its accommodation offering in a neighborhood already popular among international visitors.
With its anticipated 2027 debut approaching, Holiday Inn Express & Suites Bangkok Sukhumvit Asoke could become an appealing alternative for travelers seeking recognizable branding, flexible room configurations, and central Bangkok convenience. Its eventual success will depend on competitive pricing, consistent service standards, and the successful delivery of its promised facilities.
