This Bangkok Hotel News report explores the alliance born from mutual trust and a shared vision for raising Bangkok’s appeal on the global tourism map. This new development is not just a hotel—it is the centerpiece of an expansive 120,000-square-meter urban destination combining luxury accommodation, premium office space, and high-end retail. Expected to open its doors by the end of 2029, the venture reflects a shift in Thai Obayashi’s business strategy, expanding beyond its core construction services to tap into the lucrative hospitality sector.
From Contractor to Developer Thai Obayashi’s Bold Leap
For more than 60 years, Thai Obayashi has been synonymous with engineering excellence in Thailand. A joint venture between Japan’s Obayashi Corporation and Thai investors, the firm has been behind landmark projects like Siam Paragon, ICONSIAM, the revamped Queen Sirikit National Convention Center, and the upcoming ONE BANGKOK TOWER 4. But the company’s latest move signals a new chapter.
Having secured a 50-year lease from the Crown Property Bureau for six rai of land (formerly housing the Nantawan Building and nearby plots) near the Ratchadamri BTS station, Thai Obayashi is stepping into real estate development. Its Managing Director, Mr Pornchai Sittiyakorn, described the project as a “natural evolution” to generate long-term recurring income and leverage the prime Ratchadamri location’s untapped tourism potential.
“Our collaboration with Sahapat has grown from a successful construction relationship during the King Square project into a strategic partnership. This hotel will be more than just a property—it will serve as a catalyst for tourism and economic activity,” Mr Pornchai said.
A Hotel Designed to Be a Landmark
The Ratchadamri hotel will span floors 26 to 36 of the tower and embrace a “Garden in the Sky” concept. The main lobby on the 27th floor will offer guests sweeping panoramic views of Bangkok, while an infinity pool, Japanese restaurant with private dining rooms, spa, lounge and bar, fitness centre, and dedicated business and banquet spaces round out the luxurious offerings. With 200 meticulously designed rooms, the hotel is targeting both upscale tourists (expected to form 70% of clientele) and high-end business travelers, particularly Japanese executives working in the building’s commercial components.
Saha Group, known for its vast portfolio spanning consumer goods to real estate, holds a 40% stake in the hotel joint venture, with Thai Obayashi retaining the majority 60%. Saha Group’s CEO and Executive Chairman Mr Vichai Kulsomphob emphasized the importance of this venture in rejuvenating Ratchadamri, once Bangkok’s elite neighborhood, and positioning it again as a vibrant hub for luxury living.
“This hotel reflects our desire to revive the historical and strategic value of Ratchadamri. Working with Thai Obayashi and Seibu Prince Hotels Worldwide gives us the strength to deliver a property that is both iconic and globally competitive,” Mr Vichai said.
Seibu Prince Hotels Expands Its Footprint in Thailand
For Seibu Prince Hotels Worldwide, this marks the second Thai location after its initial foray into the market. As part of the Seibu Group, which operates over 86 hotels globally and aims to reach 250 properties, the brand brings a distinctive blend of Japanese hospitality and international service standards to the heart of Bangkok.
Toshihiro Matsuo, Senior Vice President and Executive Managing Officer at Seibu Prince Hotels Worldwide, expressed excitement about the Bangkok expansion. “This project aligns perfectly with our global growth ambitions. Bangkok is a strategic location, and this partnership is an opportunity to deliver a truly immersive Japanese hospitality experience,” he said.
He added, “Combining our century-long legacy with the precision of Thai Obayashi’s construction and Saha Group’s market insight ensures that this hotel will set a new benchmark for what luxury can mean in Southeast Asia.”
Mixed Use Megaproject Set to Elevate Bangkok’s Cityscape
While the hotel will be the crown jewel of the Ratchadamri project, the broader development will include high-spec office space and premium retail zones, catering to top-tier corporate tenants and luxury consumers alike. This fusion of business, lifestyle, and leisure aims to redefine Bangkok’s urban landscape, particularly in an area that has long been associated with prestige and exclusivity but needed reinvigoration.
The tower’s earthquake-resistant design—built to rigorous Japanese standards—will be one of its standout features, offering peace of mind to tenants and guests alike. This follows the recent viral attention Thai Obayashi received during the Bangkok tremors, where buildings constructed by the company remained unaffected.
Looking Ahead a Fusion of Innovation Heritage and Vision
This joint venture stands as a model of what strategic international collaboration can achieve. Thai Obayashi’s heritage in construction, Saha Group’s local business acumen, and Seibu Prince Hotels’ legendary service form a triad with the potential to not only reshape Ratchadamri but also redefine what luxury hospitality in Bangkok looks like.
As the city continues its recovery and reinvention post-pandemic, the timing of this project couldn’t be more perfect. It reflects a broader confidence in Thailand’s tourism recovery, as well as a deep belief in Bangkok’s future as a cosmopolitan capital that can blend tradition with modernity in remarkable ways.
The development promises to generate significant employment, stimulate tourism, and attract global attention to Thailand’s luxury hospitality sector. With construction set to begin in 2026 and a grand opening slated for 2029, Bangkok’s skyline—and its international image—are set for a transformative upgrade.
