The project will mark the arrival of Hyatt’s Hyatt House brand in Thailand and introduce a hotel concept specifically designed for guests seeking the comforts and functionality of residential living alongside professional hotel services.

Located in Khlong Toei Nuea in Bangkok’s Watthana district, the 25-story development will place guests close to the Asoke commercial district and the wider Sukhumvit corridor. The Hyatt House project comprises approximately 24,000 square meters of gross floor area and will rise 25 stories above Sukhumvit Soi 23, with four basement levels. Sangfah Construction is serving as the main contractor, while international consultancy Archetype Group has been involved in project management.
Thailand’s official environmental impact assessment records also identify Insaf Prasanmit as the project owner and show that the Hyatt House Bangkok Asoke development received environmental approval in 2021.
Construction Moving Ahead After Earlier Delays
The hotel has experienced a changing development timetable. Earlier project information indicated considerably earlier completion targets, while ISF Group has more recently listed a 2026 opening. The anticipated launch has since moved further out, with the property now expected to make its Bangkok debut around mid-2027.
Importantly, the development continues to move forward. Sangfah Construction lists Hyatt House Bangkok Asoke among its hotel construction projects, while Hyatt continues to include the property in its development pipeline.
As with any major hotel project still under construction, the opening schedule remains subject to progress on construction, interior fit-out, commissioning, recruitment, and pre-opening preparations.
Designed for Bangkok’s Extended-Stay Market
Hyatt House occupies a distinctive position within Hyatt’s global brand portfolio. Rather than following the traditional full-service hotel model, the brand is designed around longer stays and aims to create an environment closer to a furnished residence.

A More Residential Approach to Hotel Dining and Amenities
Hyatt House properties generally take a streamlined approach to food and beverage operations compared with large full-service hotels. Across the brand internationally, the focus is typically on breakfast, casual social spaces, convenient food and drinks, and grab-and-go options rather than multiple fine-dining restaurants.
The brand is also known for facilities that support longer stays, including fitness centers, laundry facilities, flexible communal areas, and spaces where guests can work or socialize.
Detailed specifications for the Bangkok property’s final restaurant lineup, recreational facilities, and other amenities have not yet been formally announced by Hyatt. These are expected to become clearer as the development moves closer to its pre-opening stage.
The interiors are expected to incorporate a modern interpretation of the Thai house, providing a localized design element while retaining the residential character central to the Hyatt House concept.
Hyatt Expands Its Bangkok Offering
The arrival of Hyatt House will add another accommodation category to Hyatt’s presence in Bangkok while placing the international hotel group more directly into a segment long served by the Thai capital’s extensive serviced-apartment industry.
