Bangkok Hotel News: First Ownership Change in Over 30 Years

Thailand’s family-run hospitality brand Amora Hotels & Resorts has acquired the iconic Hilton Adelaide in a headline-making transaction that marks the first change in ownership of the property in more than three decades. The 377-room five-star hotel, situated at 233 Victoria Square in the heart of Adelaide, was purchased following an on-market campaign that attracted intense interest from both domestic and international investors.

This Bangkok Hotel News report confirms that the property was sold by 233 Victoria Square Hotel Pty Ltd., a company that owned no other assets. CBRE Hotels handled the negotiations through a team comprising Michael Simpson, Vasso Zographou, Tom Gibson and Nick Hill. While CBRE did not disclose the final sale price, Australian media outlet Real Estate Source placed the figure at AU$110 million.

Major Investment Planned for Iconic Property

Amora Hotels & Resorts plans to inject AU$40 million (US$25.2 million) into a full renovation of the Hilton Adelaide to elevate the hotel to new luxury standards. This strategic acquisition is part of Amora’s broader expansion plans across Australia and the Asia-Pacific region. The company, which also recently established its new corporate headquarters in Sydney, has been steadily building a portfolio of high-end hotels in major urban centers.

The Hilton Adelaide becomes the fourth Australian property in Amora’s portfolio, joining the Amora Hotel Jamison Sydney, Amora Brisbane, and Amora Hotel Riverwalk Melbourne. In Thailand, Amora operates the Amora Tapae Hotel in Chiang Mai, Amora Neoluxe Hotel in Bangkok, and Amora Beach Resort in Phuket.

Premium Location and Strong Market Growth

The Hilton Adelaide boasts a premium location in the heart of the city’s business, dining and cultural district. It is within walking distance of major landmarks such as the Adelaide Central Market, Chinatown, and the Adelaide Botanic Gardens. The hotel currently offers 377 rooms, 20 conference and meeting spaces, a business lounge, gymnasium, tennis court, swimming pool, and premium dining venues like COAL Cellar + Grill and The Collins Bar.

Michael Simpson of CBRE described the acquisition as “generational,” noting that Adelaide’s hotel market is set to boom thanks to a robust pipeline of public and private infrastructure projects. These include the recently completed AU$2.3 billion Royal Adelaide Hospital, the AU$500 million Australian Bragg Centre, and the AU$450 million redevelopment of the Central Market. Additional innovation districts and defense-related developments are expected to drive future demand in both corporate and leisure travel.

Strategic Vision from a Thai Family Office

Earp Siriphatrawan, owner of Amora Hotels & Resorts, expressed pride in adding the Hilton Adelaide to the group’s expanding portfolio. “We are delighted to welcome the iconic Hilton Adelaide into the Amora Hotels & Resorts portfolio, marking a significant milestone in our expansion strategy,” he said. “This acquisition aligns with our vision of establishing a strong presence in key Australian cities while delivering world-class hospitality experiences.”

Although Hilton will continue to manage the property under its existing lease until July 2026, changes are expected afterward, likely including a rebranding under the Amora name and a comprehensive repositioning of the hotel’s offerings.

The purchase of Hilton Adelaide marks a bold step forward for Amora Hotels & Resorts and underlines the increasing global footprint of Thai hospitality groups. It also reinforces the attractiveness of Australia’s hotel market to foreign investors who are looking for long-term growth opportunities in cities supported by significant infrastructure investment and tourism activity.

This acquisition reflects not only Amora’s long-term commitment to the region but also Thailand’s rising role in shaping the future of the Asia-Pacific luxury hospitality sector. The transformation of Hilton Adelaide will likely turn it into a crown jewel in Amora’s portfolio, offering enhanced guest experiences and reinforcing the brand’s promise of excellence across borders.
